How to Stage a Home That Sells in Under 14 Days
Staging isn't about making a home look like a magazine spread, it's about helping buyers picture their own life in the space. Homes we stage before listing sell in a median of 9 days versus 19 for comparable unstaged listings.
Here's what actually moves the needle, based on data from the last 200 Verlyn listings, not just design instinct.
Decluttering and depersonalizing account for the biggest single jump in buyer interest, homes with cleared countertops and neutral walls get 40% more showing requests in the first week. Fresh mulch and a pressure-washed driveway do more for curb appeal than any interior change.
"Buyers decide whether they like a house in about eight seconds of walking through the front door. Everything after that is just confirming the first impression." — Verlyn Listing Team
Lighting is the most underrated fix: swapping dated fixtures and adding warm-white bulbs throughout typically costs under $300 and consistently comes up in buyer feedback as a reason they liked a listing.

This lines up with what we saw house-hunting in Round Rock last month. Sellers were much more willing to negotiate than they were even six months ago.

Good breakdown. Curious whether you're seeing the same trend in Denver or if that market is still moving faster than Texas right now.
