What a Rising Rate Environment Means for Your Offer
Every quarter-point move in mortgage rates changes what buyers can afford, and it changes how sellers should think about pricing. Here's how we're advising clients on both sides of the table right now.
The short version: rate environments don't just affect your monthly payment, they affect how much negotiating leverage you have and how quickly you should expect to close.
For buyers, a rate lock as early as possible protects your budget while you shop, some lenders offer 60 to 90 day locks with a float-down option if rates drop before closing. For sellers, pricing realistically from day one matters more in a higher-rate market, overpriced listings sit longer and often chase the market down instead of getting ahead of it.
"We tell every buyer: don't try to time the rate market perfectly. Lock in a home you can afford at today's rate, and refinance later if rates drop." — Verlyn Mortgage Advisory
Adjustable-rate mortgages have also come back into the conversation for buyers who expect to move or refinance within five to seven years, worth discussing with a lender if your timeline is flexible.

This lines up with what we saw house-hunting in Round Rock last month. Sellers were much more willing to negotiate than they were even six months ago.

Good breakdown. Curious whether you're seeing the same trend in Denver or if that market is still moving faster than Texas right now.
